Non-destructive moisture mapping traces concealed water migration.
Thermal imaging, moisture measurements, and structured field documentation help isolate migration paths while minimizing unnecessary destructive access.
Clear answers, defensible documentation, and a practical path forward — when mold, moisture, water loss, or complicated property conditions require professional assessment.
Independent answers when a building condition develops. Assessment, verification, and documentation that stand up to board scrutiny, resident concern, and legal review.
Request a project proposal →Responsive protocol and verification support that helps projects close correctly. Independent assessment that clears jobs without competing for the work.
See how we serve →Litigation-grade documentation, expert testimony, and technical estimating built to withstand scrutiny in claim disputes, depositions, and trial.
See how we serve →Florida’s mold-licensing framework separates assessment and remediation responsibilities on the same project. Apex evaluates the condition, documents the findings, and defines the path forward. Corrective work is then performed by a separate licensed remediation professional selected by the client.
This structure supports a cooperative process in which each professional remains focused on a clearly defined role. Apex can communicate project requirements with the client’s selected remediation team and return afterward for independent verification when requested.
Chris Carman holds both Florida mold licenses as part of his technical background; Apex serves exclusively in the independent assessment and verification role on projects it evaluates.
Every service is calibrated to develop, evaluate, or strengthen documentation that stands up—to boards, adjusters, remediators, attorneys, and the professionals responsible for moving a project forward.
Start a Request →Independent evaluation of suspected mold, microbial contamination, moisture-related conditions, Category 3 water impacts, and surface hygiene using field observations, moisture diagnostics, targeted sampling, laboratory analysis, and ATP testing when appropriate.
Successful ATP Verification

Independent evaluation following remediation to determine whether the defined work area meets applicable visual, moisture, cleanliness, and sampling criteria for successful completion.
Successful PRV
P/V-02→
Forensic identification of concealed moisture, water intrusion, and building-condition concerns, supported by thermal imaging, moisture mapping, and to-scale floor plans.
Field measurements, damage documentation, scope development, Xactimate estimating, and independent review of existing estimates to identify scope differences, omissions, pricing concerns, and documentation gaps.
Deposition, trial testimony, and defensible reporting for insurance disputes and property litigation matters.
Every Apex field investigation is built around precision capture, advanced diagnostics, and disciplined documentation. Thermal imaging, laser measurement, moisture meters, thermo-hygrometers, environmental instrumentation, targeted sampling, and structured recording methods are used to evaluate the condition thoroughly and preserve the details needed for clear technical reporting.
Fully annotated, to-scale floor plans provide a practical technical reference for contractors, architects, engineers, property managers, and other project professionals.
Backed by more than 20 years of field and estimating experience, the Apex Standard extends beyond credentials. It includes disciplined field documentation, controlled evidence handling, responsive communication, and reporting designed to move the project forward — with the clarity and technical depth needed to withstand review.
Applied to every completed Apex engagement — verified in the field, analyzed in the lab, and prepared to withstand review.
Early direction on observed conditions, immediate concerns, and likely next steps when field conditions and available testing permit.
Comprehensive reports are delivered shortly after the required laboratory results and project information are received.
Samples are documented, tracked, and transferred through a controlled process from field collection through laboratory receipt.
Collected samples are analyzed by an independent third-party laboratory, supporting clear and professionally grounded conclusions.
They were extremely professional, thorough, and knowledgeable throughout the entire process. The testing was clearly explained, and the final report was detailed, easy to understand, and delivered in a timely manner. They answered all of our questions and provided clear next steps.
Selected engagements documenting how Apex methodology translates complicated property conditions into a defensible record — moisture traced to source, fungal findings scoped, remediation verified.
Thermal imaging, moisture measurements, and structured field documentation help isolate migration paths while minimizing unnecessary destructive access.
Apex was retained during the conversion to determine where fungal conditions were present and define the areas requiring remediation before construction could move forward.
The investigation documented how extensive water damage and sustained indoor humidity allowed fungal conditions to develop beyond the immediately visible loss area.
A visually controlled drying environment concealed a wider moisture-migration condition affecting wall assemblies, flooring, cabinetry, and enclosed building cavities.

Florida Licensed Mold Assessor · Building Science and Technical Documentation
Apex is a South Florida practice focused on independent mold and microbial assessments, moisture and thermal investigation, damage documentation, and expert support for property-damage matters. Chris personally leads the field investigations and remains closely involved in translating site conditions into clear, evidence-based reporting.
More than 20 years of field and estimating work support that role. Chris is a Florida Licensed Mold Assessor (MRSA 3475) and Mold Remediator (MRSR 3738) — the remediator credential representing technical background that supports independent assessment, protocol development, and verification. He is also IICRC-certified and Xactimate-certified, with extensive deposition experience and trial testimony in construction estimating and property-damage matters.
Every property condition has a story. My job is to find the facts, connect them, and make that story clear — thoughtfully, precisely, and with pride in the work.
A complicated property condition does not always end with the assessment. Sometimes the findings reveal that another discipline, specialty, or professional perspective is needed next.
Through years of field, construction, estimating, claims, and legal work, Chris has developed trusted professional relationships across the disciplines that most often come into play. When a condition extends beyond Apex's direct role, he can often help the client understand what kind of professional is needed next and point them toward a credible resource.
It is one of the quieter advantages of working with an independent assessor who has been in the field this long.
From the first conversation through field investigation, laboratory analysis, technical reporting, and final consultation, every phase is structured to preserve the details, answer the right questions, and make the next step easier to understand.
We discuss the property, the concern, available documentation, and the questions that need to be answered before defining the appropriate assessment strategy.
Visual inspection, thermal imaging, moisture and environmental measurements, laser capture, photography, recording, floor-plan documentation, and targeted sampling when appropriate.
Depending on the assessment, certain field tests—such as ATP verification—may be analyzed on site to provide immediate readings. Air, surface, or other collected samples requiring laboratory analysis are documented through a controlled chain-of-custody process and submitted to an independent third-party laboratory.
Field observations, laboratory findings, photographs, annotated plans, measurements, and professional interpretation are assembled into a clear and comprehensive report.
Apex explains the findings, answers questions, and provides practical next-step guidance based on the documented condition and project needs. When corrective work is required, the client selects a separate licensed remediation professional, and Apex may return for independent verification.
Many residential assessments begin with a baseline sampling strategy that commonly includes at least three samples. Larger, multi-area, or more complex conditions may call for additional sampling, which is always discussed and authorized in advance.
Tell us what happened, what has been observed, and what questions still need answers. Apex will help determine the appropriate assessment, documentation, or field support—and make the next step clear.
Choose the path that best fits your project. The form will adapt to collect the information Apex needs for a focused response.
